The 60 hectares of the new districtEpron nasty north of Caen (Calvados) fill up little by little. Located between the golf course of Caen la mer, the departmental road RD7 and the northern city boulevard (BUNe), the ZAC Oree du Golf welcomes its first inhabitants. “There are currently 183 households in the ZAC. By the end of 2022, there will be 317 occupied homes,” explains Léa Léveillé, operations manager at Normandie Aménagement. A total of 1,200 homes are planned for the ZAC in 2031.
Housing construction continues
And the construction in the heart of the ZAC is going well. For example, Eiffage Immobilier is launching the commercialization of its Sun Parc residence: a program of three buildings with 26 to 33 apartments. Work is scheduled to start in September 2022 and completion in the second quarter of 2024. The construction of the 84-unit residence “Au fil des Ondes” by Sédelka has also started well.

But it’s not just that. Since 2015, the Ehpad l’Orée du Golf has been housed here, as well as a large bakery, a coffee roaster, a whiskey specialist, a notary’s office and health professionals. “We are in phase 2 of the realization of the project with many real estate programs starting. †
A three-star hotel and sports fields
On the edge of the RD7, between the large orange building and another, currently under construction, will a 3-star Holiday Inn† “There will be about 70 rooms. That’s a good thing, because there is a shortage of supplies north of Caen.”

East of the ZAC, near the northern city boulevard, a dialysis center prevention and support of kidney disease ANIDER will be set up. “There is already a center in Hérouville, next to Ganil”. In this same area, indoor sports fields to practice squash, badminton, padel, are also provided with a room for the broadcasting of sports events. “There is a real demand in the sector, especially with all the companies settling in.”
What is the Parc des Rizieres?
In the middle of the houses are tables and sunbeds placed in the Parc des Rizières. 350 trees have been planted on the 6 hectares of this park. “These are willows, walnuts, because you need species that survive well in a humid environment. †


This park consists of cascading terraces (hence the name) to allow rainwater to circulate. “The rainwater is discharged into three infiltrated basins that collect the water. The rainwater from the ZAC, both that of the village of Epron and that of the BUNe”, specifies Léa Léveillé.
